We bought this two-bedroom 1920s mid-terrace in March 2024. It was dated throughout, with one bathroom for the whole house, an unconverted loft and a tired back yard.
We stripped it back to brick and rebuilt the inside: a single-storey rear extension, a loft conversion with a rear dormer and a new staircase, chimney breasts removed and the structure strengthened with new steels, a full rewire and a new heating system. The external walls were insulated as we went.
The house now has six letting rooms: four en-suite studios, each with its own kitchenette, and two double bedrooms with a shared bathroom, plus a shared kitchen with laundry. Fire doors, interlinked alarms and emergency lighting bring it to HMO standard.
Building control signed the work off in October 2024, the first tenants moved in that autumn, and the council granted the HMO licence for six people in April 2025.
