We bought this empty three-bedroom terrace in May 2026. Stripping it out revealed rubble and an unsafe structure in the loft, and a first-floor wall resting on an undersized beam — both put right with new steels and a rebuilt wall.
We have added a single-storey rear extension and converted the loft with a rear L-shaped dormer; the chimney came out and a new spiral staircase and loft stair went in. The council's HMO team checked the layout before work began.
The plan is six letting rooms, all en-suite — four studios with kitchenettes and two bedrooms — plus a shared kitchen, finished with sage-green kitchens and acoustic-panel feature walls. Plastering, tiling and the kitchens are done; we are now on decorating and final fittings, aiming to finish in November 2026.
