Bought at auction and completed in September 2025, this three-bedroom terrace had stood empty and was badly neglected: rotten ground-floor joists, a dated interior, and a back garden that had turned into a jungle.
Work started in October 2025. The floors were re-joisted, the chimney breasts removed and new steels installed, then we added a single-storey rear infill extension and converted the loft with a rear L-shaped dormer and new staircases. Digging the foundations uncovered an old filled-in well under the yard, which we capped with reinforced concrete. The house was fully rewired, with a new gas connection, a water upgrade, new drainage and a new boiler.
It now has six letting rooms, all en-suite: four studios with kitchenettes and two bedrooms in the loft, plus a shared kitchen. With insulation, ventilation and the new heating, the energy rating rose from E to B.
Building control signed the works off in March 2026, and the house has been fully let since April 2026.
